PREVIOUS COUNCIL/PLANNING AND ZONING COMMISSION ACTION
On February 7, 2022, Council directed staff to seek professional services for the development of the project.

On July 18, 2022, Council authorized the selection of Able City, LLC and initiation of negotiations for contract FY22-056 Del Mar Overlay District project.

On January 18, 2024, Able City, LLC presented the draft report and study findings to the Planning and Zoning Commission.

On February 20, 2024, Council directed staff to coordinate a Townhall meeting at the Fire Administration building to discuss the Del Mar Zoning Overlay District project and tabled the item.

STUDY PURPOSE
? The purpose of the study is to provide an assessment and recommendations to guide the progress of the incremental redevelopment of that portion of Del Mar Boulevard that lies between McPherson Drive and Fenwick Drive. (see attached map).

? There has been interest in potential non-residential/commercial development in this area, however the current zoning regulations, and future land use guidelines discourage non-residential type development.

? The project will provide: assessment of current existing physical and regulatory conditions, and provide prioritized improvement and regulatory change recommendations to allow for the redevelopment of the corridor.
