SURROUNDING LAND USES:
To the north is a vacant and undeveloped tract, followed by The Coves at Winfield development. To the east are a ranch house with associated accessory structures, a cellular communications tower, and a commercial service yard with outdoor equipment and storage. To the south, across E. Del Mar Boulevard, are a church and vacant and undeveloped land. To the west are a tract currently under development for an apartment complex, a commercial vehicle and trailer storage yard, a fireworks stand, and Bob Bullock Loop.

COMPREHENSIVE PLAN:
The Future Land Use Map identifies this tract as Low Density Residential.
