Being a tract of land of 16,496 and 17,144 square feet more or less situated in Porcion 20, Abstract 48, Bautista Garcia, original grantee same being out of Lot No. 2, Block No. 1 of Embarcadero Phase 2 subdivision as recorded in Volume 41, Page 76, Webb County Map records. Said utility and access easement being more particularly described by metes and bounds in attachment Exhibit “A” and depicted on Exhibit “B”; Attachment hereto and made part of hereof; providing for an effective date. Easement has an intangible value estimated at $76,497.36
