APPROVE SUBJECT TO THE FOLLOWING COMMENTS:
Planning:
1. The proposed Master Plan does not provide a street connection to the existing Rockrose Drive located along the northern boundary of the subdivision. Pursuant to Section 3.2(L) of the Subdivision Ordinance, "the system of streets designated for the subdivision, except in unusual cases, must connect with streets already dedicated in adjacent subdivisions." Please revise the Master Plan accordingly.

2. Two (2) street jogs appear to exist on the proposed Master Plan. (1) The intersection of Masterson Road and Kimia Drive appears to create a street jog with Llano Road in the subdivision to the south. (2) The intersection of Ling Drive and River Point Drive appears to create a street jog with the intersection of Kirkwood Drive and River Point Drive. Pursuant to Section 3.2(F) of the Subdivision Ordinance, street jogs with centerline effects of less than 300 feet shall be avoided. Revise the street alignments accordingly.

3. Provide clarification regarding the proposed continuation of Kirkwood Drive, as it appears to be intended for future extension and terminates with street stubs shown on the submitted preliminary plat for Phase 1. If a future street connection is intended, please revise the Master Plan to depict the continuation accordingly.
