A resolution authorizing the City Manager to accept 1.86 acres of land out of the Las Aldeas Subdivision, Phase 2 from Las Aldeas Laredo 2, L.P., conveyance by Plat of 1.86 acres, the requirement of 1.86 acres of parkland to serve for the recreational parkland purposes in accordance with the City of Laredo Parkland Dedication Ordinance in the Land Development Code: Authorizing the execution of Warranty Deed; and providing for an effective date. BACKGROUND
The City of Laredo requires the dedication of parkland by plat based on the Laredo Land Development Code Article III which requires developer to dedicate land to the City to satisfy the parkland site dedication requirements. This land is in the amount of 1.86 acres. The developer proposes to dedicate these acres in accordance with the City of Laredo Land Development Code to comply with the parkland requirements for the development of Las Aldeas Subdivision, a plat with 476 residential lots. The developer chose to post a trust agreement with the City of Laredo and volunteered to spend $149,464.00 dollars on the construction of the park, the total amount of the Park Improvement Fee. The Trust Agreement is to be reimbursed to the developer upon the completion of this parkland dedication. They spent $154,053.22 to construct the park, and will receive a donation form with the excess amount they spent in the total of $4,589.22. The park is situated adjacent to a Level 1 Creek, an ephemeral creek, an environmental feature of the park.
