PREVIOUS COUNCIL ACTION
On September 3, 2024, Council directed staff to develop an ordinance amendment to the Laredo Land Development Code, Section 24.77.1, entitled Dimensional Standards, to remove the minimum lot depth requirement of 85 feet in R-1B (Single-Family High-Density District) zoning districts.
BACKGROUND
The purpose of R-1B zoning districts is to provide for residential uses and those public uses normally considered an integral part of the residential neighborhood they serve. In addition, this district provides for the subdivision of single family residential lots with a minimum of 3,000 square feet, as per the Laredo Land Development Code, Section 24.62.2, entitled Zoning District Purpose.
Currently, the required lot dimensions and minimum lot area for R-1B are as follows (Laredo Land Development Code, Section 24.77.1):
- Lot Width is 35 feet
- Lot Width is 34 feet for properties located within the Eastern and Western Divisions
- Lot Depth is 85 feet
- Minimum Lot Area is 3,000 square feet
The proposed amendment will remove the 85-foot lot depth requirement for all R-1B zoned lots. However, the R-1B minimum lot area requirement shall remain the same.
The properties affected by the proposed R-1B ordinance amendment will be all R-1B zoned lots.
Potential benefits of the proposed R-1B ordinance amendment may include the following:
- Allow subdivision of lots to be easier in the Eastern and Western Divisions.
