APPROVES SUBJECT TO THE FOLLOWING COMMENTS:
Planning:
1. Please be advised that master plan approval does not constitute Staff support for proposed land use changes, rezoning requests, or conformance with the Comprehensive Plan’s Future Land Use Map. Staff’s official recommendation will be provided upon formal review of a zone change application. All rezoning requests are subject to City Council approval and are not guaranteed.

2. The revised master plan submitted identifies a change in land use from residential to industrial in multiple phases. Please note this change in land use is considered a “substantial alternation” (Section 2-3.5 (f) – Subdivision Ordinance). Therefore, this master plan will be considered the first in a new series of permits (Chapter 245 Texas Local Government Code).

3. Submit a master plan revision to the City of Laredo Building Development Services GIS Division within 10 days of Planning and Zoning Commission approval in a geo-referenced CAD file (Section 2-3.2 (a) 4 - Subdivision Ordinance).

4. All improvements as per the Subdivision Ordinance.
