STAFF SUPPORTS THE REQUESTED VARIANCE AND RECOMMENDS APPROVAL SUBJECT TO STAFF COMMENTS (BELOW).

Staff supports the requested variance to increase the maximum dead-end street length from 500 feet to 880 feet. Staff reviewed the variance request against the criteria set forth in Section 2.3. 7 (a) of the Subdivision Ordinance and finds as follows:

Section 2.3.7 (a)(ii) - Unusual Physical Characteristics
Unusual physical characteristics exist
Staff finds that the subject tract's long, narrow configuration and depth constitute unusual physical characteristics under Section 2.3.7(a)(ii) of the Subdivision Ordinance. These site-specific characteristics constrain the internal street layout and result in the need for a longer internal street to provide access throughout the development. Accordingly, staff finds that these physical characteristics support the requested increase in the maximum dead-end street length.

APPLICABLE ORDINANCE
