Public Hearing and discussion on the voluntary annexation and initial zoning of M-1 (Light Manufacturing District) on a tract of land totaling 8.15 acres, more or less, as described by metes and bounds in the attached Exhibit “A”, and known as Annexation Tract 3 (Needmore Ranch II Tract) located north of State Highway 255 and West of FM 1472.
The Planning and Zoning Commission recommended approval of the annexation and initial zoning. Staff supports the application and initial zoning.

BACKGROUND
Texas Local Government Code Section 43.0673 requires a public hearing before City Council. The petition for annexation was presented before the Planning and Zoning Commission on December 7, 2023 for a recommendation. After the public hearing, the petition shall proceed to City Council for introduction of the ordinance on March 18, 2024.
Tract 3 is as follows:
Voluntary Annexation:
Tract 3 - 8.15 acres, more or less, located north of State Highway 255 and west of FM 1472.
Petitioner: Steve LaMantia - Needmore Ranch II, LTD.
COMMITTEE RECOMMENDATION
The Planning and Zoning Commission reviewed the proposed annexation and zoning designation on December 7, 2023, and recommended approval of the annexation and initial zoning of M-1 (Light Manufacturing District).
