PROPERTY INFORMATION:
Location: Southeast of FM 1472 and the proposed Verde Road (across Muller Memorial Boulevard).
Size: Approximately 23.8690 acres, more or less
Proposed Development: 3 Lot
Current Zoning: M-1 (Light Manufacturing District) and a portion is located in the Extra-Territorial Jurisdiction (ETJ).
Council District: District VII – Cm. Vanessa Perez

STAFF RECOMMENDATION

APPROVES SUBJECT TO THE FOLLOWING COMMENTS:
Planning:
1. Revise the front yard setbacks from 10 feet to 25 feet for Lot 18, Block 9, and Lot 4, Block 10, as the narrow side of a corner lot is considered the lot frontage pursuant to the definition of “Lot Front” in Appendix A – Definitions of the Land Development Code.

2. Please note a portion of the tract is currently undergoing annexation. Approval from Webb County must be obtained if the tract has not been fully annexed into the City at the time of plat recordation.

3. Revise Plat Note No. 2 to state the following: “All curb cuts shall comply with the Standard Technical Specification Manual, as may be amended from time to time.”

4. Identify all easements.

5. All improvements as per the Subdivision Ordinance.

Fire:
1. Dead end roads over 150 feet require a turnaround or temporary turnaround (96 foot cul-de-sac, 120 foot hammerhead, 60 foot “Y”).

2. Fire Hydrants required every 300 feet for commercial development.
