Public Hearing and discussion on the voluntary annexation and initial zoning of M-1 (Light Manufacturing District) on a tract of land totaling 10.40 acres, more or less, as described by metes and bounds in the attached Exhibit “A”, and known as Annexation Tract 3 (Terraval Tract) located north of FM 1472 and south of Pinto Valle Drive.
The Planning and Zoning Commission recommended approval of the annexation and initial zoning.

BACKGROUND
Texas Local Government Code Section 43.0673 requires a public hearing before City Council. The petition for annexation was presented before the Planning and Zoning Commission on May 16, 2024 for a recommendation. After the public hearing, the petition shall proceed to City Council for introduction of the ordinance on July 22, 2024.
Tract 3 is as follows:
Voluntary Annexation:
Tract 3 - 10.40 acres, more or less, located north of FM 1472 and south of Pinto Valle Drive.
