APPROVE SUBJECT TO THE FOLLOWING COMMENTS:
Planning:
1. The east side of the plat is adjacent to Laredo Ranchettes Road, which has been undergoing widening and acquisition efforts by Webb County. Coordinate with Webb County Planning Department, Engineering Department, and Road & Bridge Department for any required right-of-way (ROW) dedication and construction of the Laredo Ranchettes Road and Ranch Road 7006C being located along the northern boundary.
2. Identify the right-of-way (ROW) width of the recorded dedication along the eastern and northern boundaries of the subdivision. Additionally, clearly label the existing ROW width of Laredo Ranchettes Road on the plat.
3. Verify whether a “No Build Zone” is required based on the location of the 50-foot gas line easement within the proposed Lot 7A. Clearly delineate and label the no build area on the plat if necessary.
4. Remove the reference to “N 1/2 & S 1/2” of Tract 7, as there is no recorded plat officially subdividing Tract 7 in this manner. Reference the recorded information for Tract 7, Laredo Ranchettes, including volume and page number, as documented in the official plat records.
5. Verify whether there are any lienholders associated with the subject property. If applicable, include a lienholder certificate block on the plat with a signature line for each lienholder.
6. Ensure to include all property owners on the face of the plat.
7. Revise the stated purpose of this replat as zoning does currently apply to tracts outside the city limits.
8. Clarify and/or remove Plat Note No. 4 as there is no proposed Lot 5A on the plat.
9. Revise Plat Note No. 7 to state that building setbacks shall be determined based on Webb County Model Subdivision Rules until this tract is annexed into the City of Laredo, at which time setbacks shall be determined based on the current zoning in accordance to Section 24.77.1 of the Laredo Land Development Code.
10. Clarify and/or remove Plat Note No. 10, as there does not appear to be any existing encroachments. If this note is not applicable, it should be removed to avoid confusion.
11. Include a plat note stating no more than one (1) single-family detached dwelling shall be located on each lot, as per Webb County Model Subdivision Rules and City of Laredo Land Development Code Section 24.80.4.
12. Remove Plat Note 14 as the developer is the responsible entity for public improvements.
13. Remove Plat Note 15 as there are no existing structures in the right-of-way.
14. Revise the Lot Summary Table to reflect the correct number of the proposed lots and remove the block number as none is identified on the plat.
15. Access to State Highway 359 is subject to the review and approval by Texas Department of Transportation (TX-DOT).
16. Provide corner clips at the intersections.
17. Identify all easements.
18. All improvements as per the Subdivision Ordinance.
