STAFF RECOMMENDATION

recommendation

Staff does not support the requested variance to reduce the front yard setback from 20 feet to 10 feet for lots fronting the proposed cul-de-sacs.

The proposed cul-de-sacs do not exhibit unusual physical characteristics or unique design considerations that distinguish them from other standard cul-de-sacs and would warrant a reduction in the required front yard setback.

Furthermore, the proposed cul-de-sacs comply with the minimum dimensional standards established under Section 3-2(J) of the Subdivision Ordinance, which requires an outside roadway diameter of at least 100 feet and a street property line diameter of at least 120 feet. These dimensions are standard requirements applicable to cul-de-sac developments and do not constitute unique circumstances warranting a variance.

Therefore, Staff recommends denial of the requested variance and maintaining the required 20-foot front yard setback.
