APPROVE SUBJECT TO THE FOLLOWING COMMENTS:

Planning:

1. Based on the configuration of this plat, the internal lots will obtain primary access through the proposed 40-foot access easement (shaded in grey) that connects to Loop 20 at multiple points. Revise the easement from 40 feet to 50 feet in width, with a 30-foot paving section, in accordance with Section 3-2 (A) of the Subdivision Ordinance. This primary access easement is intended to provide adequate capacity and safe circulation for traffic generated by this development, ensuring access to each proposed lot that does not have access to a public roadway.

2. Ensure the plat boundary matches the recorded boundaries of Lot 1, Block 1, Ponderosa Commercial, Unit 3. The current boundary does not align with the recorded plat (Vol. 39, Pg. 81, Webb County Plat Records).

3. Clearly delineate the limits of Lot 5, Block 1, so as not to create confusion with the internal access easement.

4. Revise the Ponderosa Masterplan to reflect the configurations shown on this plat.

5. Revise the City Engineer as "Eliud De Los Santos, P.E." on the Plat Approval certificate block.

6. Access to Bob Bullock Loop (Loop 20) is subject to the review and approval by Texas Department of Transportation (TX-DOT).

7. Identify all easements.

8. All improvements as per the Subdivision Ordinance.
