APPLICANT: Verde Corp.
ENGINEER: Porras Nance Engineering
SITE: This 216.50-acre tract of land is located west of State Highway 359 and south of Evolution Loop. The zoning for this 24-lot development is M-1 (Light Manufacturing District).

APPROVE SUBJECT TO THE FOLLOWING COMMENTS:
Planning:
1. Access to the Hachar-Reuthinger Road/State Highway 84 subject to the review and approval by the Texas Department of Transportation (TX-DOT).
2. Provide Base Flood Elevations (Sec. 24-69.7 C (3) Land Development Code).
3. A zone change will be required for intended use. Please note that all zone change requests are subject to City Council discretion and are not guaranteed. Should the request be denied, a plat revision will be required.
4. Identify all easements.
5. All improvements as per the Subdivision Ordinance.
Fire:
1. Fire hydrants required every 300ft for commercial development. (Ordinance 2012-O-183, IFC 2012 Section 507.5.1, where required. Fire hydrants shall be required along public and private streets at every 300 feet for commercial development.
2. Dead-end fire apparatus access roads in excess of 150 feet required a turn-around (96-foot cul-de-sac, 120-foot hammerhead, 60 foot "Y").
